Selling your home is a big decision, perhaps the biggest of your life. Let me set you at ease by assuring you that I pledge to do the following, to the best of my ability;

Safety First

COVID-19 best practices are now a standard in our industry. All agents and their Buyers are required to sign a disclosure and indemnity form confirming that their health is not a risk factor to you. In addition, all agents and their clients are required to wear face masks and gloves, and apply hand sanitizer, which will all be provided to them free of charge, prior to entering your home.

Step by Step

Prior to placing your home on the market, I will conduct a detailed walk through of your home, and offer suggestions on how to best present your home on the market. This will include;

  1. Potential cosmetic or furniture changes and minor repairs, to be completed.
  2. Provided a list of reliable and cost effective contractors to complete necessary repairs.
  3. If necessary, provide an introduction to 2 staging companies to quote on staging for your home. In addition, I have a small assortment of furniture / accessories / art, I would be pleased to provide for staging purposes, free of charge.
  4. Short Term Storage: Provide contact for short term off site storage of your furnishings.
  5. Moving Company: Provide contact for small moving company to facilitate removal of items to be stored or disposed of.
  6. Donation/Consignment: Provide list of donation / consignment companies to sell or donate your unwanted items.
  7. Photography: Arrange for professional photography, including virtual tour, matterport (3D tour), floor plans & HD photos for MLS at a convenient time to suit your schedule.
  8. Coordinate all necessary work before your home goes on the market.
  9. Market Update: Provide all the recent sales and current listings on the market to compare with your home, in order to accurately pin point the right asking price, and the expected sale range of your home.
  10. Weekly Updates: Update you weekly with new listings and recent sales so you are always fully informed of where your home is positioned in the market.
  11. Update you after each showing with feedback from agents and their clients.
  12. Market your home both locally and internationally including;
    1.  6,000 just listed cards
    2. Your property advertised on my website (JanineSheeres.com), Harvey Kalles website (HaveryKalles.com) and public websites, Realtor.ca, housesigma.ca, etc. as well as social media advertising on Facebook and LinkedIn
    3. Monthly newsletters strategically mailed out to advertise your home
    4. Promote your home in our own Kalles Collection Magazine , published quarterly
    5. Market your home globally through our international affiliates including Juwai, Chesterons, Luxury Real Estate
  13. Provide financing contacts through both major Banks and private mortgage brokers.
  14. Negotiate your sale with time tested, effective and professional strategies for obtaining the highest possible price in the least amount of time for you.
  15. Conduct all negotiations remotely via Docusign or Authentisign where possible.
  16. Provide all documents to your solicitor for closing.
