COVID-19 best practices are now a standard in our industry. All agents and their Buyers are required to sign a disclosure and indemnity form confirming that their health is not a risk factor. In addition, all agents and their clients are required to wear face masks and gloves, and apply hand sanitizer, which will all be provided to you free of charge, prior to entering any property.

Step by Step

Initially we will have a chat over the phone or via email/Zoom/Skpe to discuss your requirements including neighbourhoods of interest, specific features you are looking for, and your desired price range.

I will offer you financing alternatives for pre-qualification, and for final bank approval, through both major banks as well as private lending institutions. Even if you already have bank approval, through your bank of choice, you can compare our in-house rates with your bank rates to help you to negotiate the best possible rate and terms.

I will place you on auto email notifications through The Toronto Real Estate Board which will let you know when properties become available that fit your specific criteria. I will be co-notified so you will be seeing what I see, in a timely manner as soon as the properties are listed for sale. I will only show you properties that I know you will be interested in.

When the time comes to put in an offer, I will expertly guide you through the process to a successful purchase.

I will provide you with a list of knowledgeable and professional home inspectors who can rely on to do a thorough home inspection on the home of your choice.

I will review with you the additional costs that are associated with purchasing a property.

Purchasing Costs

  • Land Transfer Tax
    • This is a one-time tax which the Buyer pays when purchasing any residential property.

  • Moving Fees + HST
    • I recommend contacting at least 2 moving companies and choosing the one that is best fit for you
  • Legal Fees + HST
    • I recommend contacting at least 2 solicitors prior to hiring one to represent you.
  • Real Estate Commissions
    • There are generally speaking, no commissions payable by the Buyer on the purchase of a property.
